Metro Mid-Columbia Appraisal performs real estate appraisals on:
- Single Family Residences (under $1 million)
- 2-4 Unit Multi Family
- Condominiums
- Rental Properties
- Manufactured Homes
- Land services
Reasons for an appraisal include (but not limited to):
- Refinance
- Purchase/Sale
- New Construction
- PMI Removal
- Divorce
- Estate/Probate
- Insurance
The Appraisal Process:
- Determine if appraisal is needed - Talk to your lender/client to see what type of appraisal is necessary
- Order appraisal/Provide information -Lender and homeowner provide appraiser with pertinent information regarding the subject
- Receive confirmation of appraisal request - Metro Mid-Columbia Appraisal will send e-mail to confirm that appraisal request has been received and processed
- Preliminary research - Appraisers will do research to look for comparables and RMLS information regarding the subject
- Set up inspection appointment* - appraiser will call to set up appointment to inspect the subject. (Homeowner/representative will need to allow appraiser into home)
- Inspection - appraiser will inspect property by measuring the subject, drawing up the floor plan, take photographs, etc.
- Notification of report completion - finished appraisal report will be sent to the lender using e-mail (PDF) or hard copy
- Underwriting review (if applicable) - appraisals for refinance or purchase transactions will usually be reviewed by an underwriter. Corrections and clarifications will be provided by the appraiser if needed.
- Loan/Appraisal completion
